We cannot seek achievement for ourselves and forget about progress and prosperity for our community... Our ambitions must be broad enough to include the aspirations and needs of others, for their sakes and for our own. ~ Cesar Chavez | Multi-tenanted Community Centers Dynamis was presented with an obsolete former hospital facility located in an urban rust belt with 350,000 gross square feet, only 104,000 of which had been rented. It was characterized by an antiquated infrastructure, high costs, rising debt and changes in the board of the owning community development corporation. Among the accomplishments made by Dynamis in one year's time, are repositioning the project for success and the re-alignment of the debt. Utilities and local suppliers were encouraged to participate in creating a win-win situation that allowed the project to move forward. Unnecessary costs were slashed and an active leasing program was initiated. The board was rebuilt with stronger leadership and greater involvement. To further position for the long term, areas of facility improvement that would yield an improved cost structure were identified with cost estimates. Grants and loans were identified that could be used to invest in these upgrades. The organization and project are now well positioned to draw in new revenue producing business and to begin meeting its mission of rebuilding the community it serves. Senior Living Facilities Urban Designs A leading not-for-profit, inter-denominational senior living organization needed to expand its facilities. Dynamis was engaged to provide an urban design to attract funding, complete the expansion and to offer the retirement community residents easy access to the area's museums, performing arts centers, world class healthcare facilities and to promote a feeling of living in a neighborhood with convenient amenities and shopping. After a series of interviews, Dynamis provided a master plan proposing a "retirement corridor" emphasizing the walk-ability and connectivity to the cultural enrichment offered in the area.
